This is a 4 bedroom 2 bath 1997 Redman 28 x 60 manufactured home on 14.98 acres of land. The area under the roof is
about 1624 sq. ft. In addition, the front porch has concrete floor dimensions of about 11' x 24' (260 sq. ft.)
all under roof.

This is a nice rural property that is not too far from a small town. Willcox has a number of grocery stores, hardware
and other stores, and would support most of your shopping needs. Wilcox has elementary, middle, and high schools.

There are great views of the Dos Cabezas Mountains from the front porch and dining area window.

The land consists of three adjacent 5 acre parcels running from north to south. The manufactured home is on
the north parcel as are the well and other improvements. There is some fencing, but it is not complete.
Arizona is a fence out state, so keeping livestock off the property is your responsibility.

The mobile home can be purchased with the full 15 acres, or with only 10 or 5 acres at a reduced price.

There is a 26' x 48' shed that serves as both a carport and shop. An enclosed shop under the shed roof measures
11' x 15'. The shop has a concrete floor as does part of the remaining shed.

An old 45' semi-van was pulled in to provide lockable storage (about 360 sq. ft.). It will stay with the
property unless the buyer wants it removed.

The property has a 120' deep well with 8" steel casing. Possibly as a result of scaling, the well only makes
about three gallons per minute. The well feeds a 2500 gallon storage tank, and a booster pump provides water to
the house and yard faucets. There is a good possibility that work on this well would significantly increase the flow rate
since wells on neighboring properties produce at a higher rate.

It is located about 1 1/2 miles on a dirt road south of the east I-10 exit (Exit 344) in Willcox. A Google or other search for the address will give reasonably accurate directions.
Norton Lane is a dead-end road, and the property is the next to the last on the road so there is little traffic.
The house is about 6 miles by road from the center of Willcox.

Willcox is in Cochise County in southeastern Arizona about 80 miles east of Tucson on Interstate 10.

The main electrical service was upgraded to 200 amp, the water line replaced, new septic system installed,
and power run to the shop and well in February 2011.

The inside paint color is Navajo White which may not show as its true color on your monitor

This would be a nice place for someone wanting to live in the country, have horses or other livestock, or just raise a family.
It could serve as a starter home for someone who would later build elsewhere on the land.
